html validates alone but not in an include

Hello.

I don't understand why my page will validate when it is by itself but when i put it in a php include with nothing else in it, it breaks.

www.advantagerealtyco.com will break validation, but www.advantagerealtyco.com/mainpage.php validates fine.

Any ideas?

The second URL gives a 404.

You have nothing there.

I can confirm the 404.

This is what CSE HTML Validator said:

An HTTP 404 response code means that the client (in this case CSE HTML Validator) was able to make a request to the server but the server was not able to find what was requested or was configured to not fulfill the request and could not reveal the reason why. Check the URL to make sure it is correct.
